Itemized cost & materials breakdown
| # | Item | Quantity | Installed |
|---|
The totals above already include every row, including the 🔒 rows. The $9.99 spec sheet lists them item by item with quantities.
What do these terms mean?
- Turnkey installed total: materials, concrete and a crew to build it, all in one number.
- Materials-only kit: what the materials cost if you buy them and hire your own labor.
- 29-ga metal: the steel panel thickness (a lower gauge number is thicker).
- .60 CCA posts: treated posts rated to go in the ground.
- Purlins and girts: boards across the roof and walls that the metal panels screw into.
- 3,500 PSI concrete / #4 rebar: a common concrete strength and ½-inch steel bar.
- R-19: an insulation rating (a higher number insulates more).
- Lean-to: an open-sided porch roof along one side of the building.

Helpful next steps for your build
Before you sign with anyone, these three checks save people the most money.
💵 Estimate your monthly payment
Ask your local bank, credit union or farm-credit lender about construction or land-improvement loans. Your rate depends on your credit.
📋 Check permit rules in your county
- Permit requirements vary by county and city. Check with your county or city building office before you build.
- Ask about setbacks from property lines, septic fields and easements.
- Reference wind speed for this area: not listed here. These are reference figures for pricing, not design values. Confirm the design wind speed with your local building department or engineer before you order trusses or plans.
- Call 811 a few days before anyone digs. It's free.
- If you'll live in it (barndominium), plan on full residential code, inspections and stamped plans.
🏗️ Compare kit suppliers & builders
- Get at least 3 quotes on the exact same spec. Prices for the same building can vary widely, which is why our fair-bid range runs from about 15% below to 20% above the estimate.
- Make sure each quote lists the steel gauge (29-ga or heavier), post size and treatment (.60 CCA or better), and truss spacing.
- Ask whether delivery, concrete, doors and permits are included or extra.
- Don't pay more than 10–30% up front. Pay in stages as the work gets done.
- Ask for proof of a license and liability insurance. Alabama requires a Home Builders license for residential jobs over $10,000.
Common questions
How accurate is this estimate?
We use 2026 prices for treated lumber, trusses, steel panels and ready-mix concrete, plus typical local crew rates for your area. Real bids can come in above or below it. Site work (slopes, long driveways, poor soil), custom options and swings in lumber prices can move it up or down.
What do I get for $9.99?
A builder spec sheet (PDF) and an editable Excel workbook with the same 8 to 10 line items you see in the estimate above, each with a short spec, quantity, materials, labor and installed price. For pole barns and barndominiums it also includes a full itemized takeoff: panel cut lengths, trim, a fastener schedule, lumber counts and concrete yards, with the spacing rule and source for each line. For other projects it is a summary estimate, not a full cut list or fastener count. It also includes a permit and site-prep checklist and a sheet for comparing 3 builder bids side by side. You can download it right after checkout.
